gapublicnotice.com is the site you need to check out. Narrow your search by county, and notice type. It will show you all of the upcoming properties for auction at the court house steps. If you find a property that your very interested in buying, have a title search done on it so you know what you're up against. Lastly, go to a sale and see how it works! They typically last from 10-4, and representatives from each property show up "whenever" to sell that property.

Be careful with those old homes as a beginner. They require a lot of money to fix and maintain.

I do. I consider them proof of income.

I'm trying to find an efficient way to get phone number lists for cold calling listing prospects. Is there a public list in Ga? Do you recommend a website that sells them?

As far as an exit, or what I would do with it.  This tract would be a long term hold, and a cattle lease in the mean time!

There is a large track of land close to my house that has back taxes owed to the county since 2010.  I found this info on a public notice website.  I've contacted the owner and said that I'd like to buy the property from him, but first want to take care of the tax issue.  Can I pay those taxes without owning the property? If not, how do they get paid?  He is willing to hold financing for the property, so it wouldn't be a cash or conventional finance deal.  How do we structure this deal?  Time is of the essence!
