hey y'all has anyone done any duplex to single family home conversions? if so what are the steps to take?. what were the major setbacks during the process? . The duplex is separately metered and most houses on the street are single family homes. This will be for Flipping purposes. Thank you in advance for your inputs. 😃

@Jay K. Great input I will look into the zoning restrictions. even if it can only be a SFR i can see the room for some potential. will update once i have more information.

@Zachary LaJoye Thank you for your feedback, I have some construction experience but not enough to tackle this myself, I will reach out to local contractor and get their thoughts on land development/ construction cost that way i can come up with a figure on how much i can offer on this property. Thank you i really appreciate it.

@Jay K.  meaning tear down the existing house ? then start from scratch ?

hey fellow investors hope all is well , I am fairly new to real estate investing. as i was driving for dollars I found a lead for a house with a motivated seller. The current house is attached to two additional lots ( undeveloped land) and she wants to sell them all together. The house itself is a 6/4 which could be rehab into 3 separate units based on the current floor plan.

my question is how do i analyze the value of the raw/undeveloped land ( the two attached lots) in order to make my offer??. In order to convert the house into three units it will need at least $ 105k in rehab.

I believe a savy investor can turn the current property into three units plus develop the two l0ts and build two duplexes or two single family houses ( arv for the area 2/2 130-140k 3/2 160-185).

most houses in the areas are rental properties although is a very convenient area close to all major highways, MLB Statium and 15-20 minute drive to city capital (Atlanta).

i would like to wholesale this deal or possibly partner up on the deal.. any advise or input will be greatly appreciated. Thank you in advance.

@Alan Fitzpatrick thanks for the input , they are not currently split.  yes not a common situation but i can see the potential . 

 @Nik Moushon i will do some more research on the limitations for zoning in the area. Thank you for your input i truly appreciated.

Good afternoon hope all is well . I am fairly new to real estate investing thus far have completed one wholesale deal and currently working on my first flip. While driving for dollars I can cross a distressed home, I wrote down the address located the owner and got her contact information. After speaking with the owner I find out she actually has three lots she is looking to sell along with the distressed home I originally found. My question to you all is how do I Determine how much those lots are worth and the offer i can make her for all four lots. All advice and response will be greatly appreciated. Thank you in advance.
