Just ask your licensed plumber for the best insulating material for the pipe

He will make the appropriate reccomedation

I like the heaviest insulation possible Schedule 40 black neoprene foam jacket

You really dont need a plastic sleeve in my opinion but be sure to bury it at least 12" deep ,,18" in a frost zone

Hello Karen

Sorry you are have this trouble

Use and demand heavy type K copper pipe and have it silver soldered if its under ground

Have them give you a firm price quote before they start no surprise,no working by the hour or time and material ,,,if you do everyones walking on eggshells worried about the outcome,,,,forget about it,,,get a quote

Use a licensed bonded father and son plumbing contractor recomended from a local plumbing supply house [these folks pay their bills on time and are reputable]

Ask them to reroute the piping if they can so most of the new work is not under the slab

Have them insulate the pipe with black foam jacket before the backfill

Forget PVC on the irrigation lines its crap, also install all brass sprinkler valves no plastic,,its Crap..Run your irrigation in Type K copper

Your father and son plumbing contractor cam make a recomendation on a masonry /concrete contractor 

Use them and pay them their price

Have them walk the job with you when its done and explain what they did and discuss future maintenence issues  that might arise they will be happy to do it

Take lots of smartphone photos  thru the scope of the project

Make them coffee in the morning and lemonade in the late afternoon they will love you and help you get where you want to go

I have a colleague I've known many years who has a number of defaulted California 2nd trust deeds 

Fact is they were cash out 2nd mortgages on investment properties,,they turned into bad deals ,borrowers went thru foreclosure but have not declared Bankruptcy.These are California properties .Some of the Notes are 9 years old
I have been pursuing Judgment Enforcement for the last 6 months with moderate success
In a word ,Id like to help my friend collect on these 2nds that went South
Its my understanding I can pursue them as a collection and if that fails ,hire an attorney and create a deficiency judgment ,
At that point I can request an Assignment of Judgment,represent myself in court and collect on the debt
Is that accurate? 

If anyone on the forum has done this or know the procedure I'd like to talk.
This is a "new breed of cat " for me so any help appreciated

Gee wouldnt it be great if these systems actually do what they promise to do?

Not saying if it did I wouldnt buy it.

(02)  Who developed this thing?

(03} whats the actual monthly cost?

(04) Will there be protected territorriies?

Is anybody here on BP making money on Tax Lien overages or is it just another "rabbit hole"

Is it worth the time and money to pursue?

Unfortunately gang ,there are "cocky and arrogant" individuals in any ,practice,trade,endeavor or profession.Plumbers with a disagreeble arrogant and surly nature do not last long where I come from.It is highly competitive here in So Cal.You gotta be a "Superstar".

Having said that,,,there is also a Code of Honor amongst tradesmen in any town or city.We all know who the good guys and the bad guys are.The bad guys are "disowned" and get put on the blacklist,,,they do not get referals or reccomdations from reputable contractors.We also watch them very carefully and inform our friends at the supply house,,,,do not give these guys credit,do not recomend them,,,they are trouble.We know "The Good,The Bad and the Ugly".But get this,,,good guys tend to hang together and refer each other.They also tend to join credible contractors associations like the PHCC Plumbing Heating and Cooling Contractors Association.

Heres a tip ;if you are fortunate enough to identify and hire a good licensed plumber,he will usually know and be able to recommend a good electrician,HVAC man,carpenter,tile setter,painter,concrete and masonry contractor,locksmith,roofer,landscaper,,,you get the picture,,,,

Oh Yeah about that business of "plumbers savings lives".Well,,,

That is a true statement,,,,that fact is,,,

"Plumbers have saved more lives than Doctors,,,,"

An old American Standard slogan was "Plumbers Protect the Health of the Nation",,Well,,,

Its kinda corny guys but it's TRUE,,,,

Why ? By inventing and installing safe hygenic waste water ,drainage systems,sewage treatment systems ,instant hot water and potable filtered water systems thru out the nation.

Hey ,all you folks who are fortunate enough to travel the world and take vacations to exotic places like Thailand ,Russia and Brazil,,,,,aint it great to finally get home and open up the kitchen sink tap and have a nice clear glass of water without having to worry about a case of the runs for the next 3 or 4 days? If ya been there u know what Im talking about,,,,

"I love this country,,,!!!"

I know its common knowledge for everyone but,,,

Of course make sure you have a traditional P shaped drain trap known as a "P Trap" and make sure it is installed properly so you have 1/4" per foot negative grade toward the sanitary tee fitting in the wall.A tight trap joint with no leaks assures a proper water seal in the belly of the trap to isolate any sewer gases or odors'

To this day ,I go out on plumbing calls for complaints of odors and find fixtures without proper traps or vents sometimes in million dollar homes and businesses.Yeah,,,,,,go figure guys,,,,,

Then Scott you may have a "breached" or open vent pipe in the stud wall serving that fixture.

Sometimes old galvanized vent pipes rust and go rotten over time leaking sewer gas

Only solution is to open the stud wall and inspect vent pipe,the leak or hole could be anywhere along the linear footage of said vent horizontal or vertical
