Depends on the exterior and interior shape of the house.  I determines my capex based on how old the house is and if I and/or the buyer have completed any work before buying.  In your example, the roof was replace in 2017, so in theory it should last about 20 - 30 plus years.  Any thing that you buy for the house like appliances, TV, microwave etc. You came expect or assume that it will last for 10 plus years.  So  you could use the calculator @ BP and put in % also.  For older houses, I use 10% plus capex and for newer I use 2%-5%.

I would fire start by finding a good to great real estate lawyer to cover your interest and your partners.  They should be able to lead you in the right direction.

You could see if any of your friend on social media know anyone.  I'm getting mines and will be working under my current broker thats my friend for extra income. 

looking to raise money/partnership. Sorry have to revise my posting.

Been doing house flipping for a few years now with my dad but now stepping in to take over.  I work well with partners, and do my best to keep the line of communication open with updates daily.  

Doing more Project Managing in my flips to gain more control of day to day activities.  I have a few (2-5) deals in the pipe that I can bounce off and get feedback. I hope to find a partner for my next project.
