Sorry to hear what’s going on with your first rental. I would suggest going to the members section on BP and look for other investors that in the area.

Also, look for property managers on here too that might give you a better insight of the area. They should have the contacts you need to bring your rental up to speed.

Also, check craigslist for handyman that should be able to complete those simply task to get is section 8 ready. Get a couple of bids 3-4 and go with the middle range guy. 

@Matthew T.buildium.com is another one out their and the best in my opinion. To cover all issues.

@Matthew T.try ClickUp and see if it something that is user friendly enough for you. Just got started using this app and so far so good. At the learning curve stage now. Another program is Monday.com but it’s pricey.
