Great post.  I'm looking at a property that has a septic tank for a Quad. I'm looking into the septic tank to see if it will be an issue or not.

on the closing cost and fee will have to look into. Second, I will use that for my analysis for here on. I used at  least 5%,  since I’m rehabbing everything and don’t like to go lower when analyzing.  But I like the idea of using those numbers.

Went to take a look at the house today  and was suprise to see most is just cosmetic work and replacing a/c and water heaters. But will see what the inspector has for me:-)

Asking 300,000 but put in an offer for 170K counter back at 200K which was the number I was shooting for. Rent Comps at 1300, which I think is a little high but at fair market rent (section 8) of 1100 is a good starting point.

Maybe... But check with your city and see what they recommend.  Also, see if they would be willing to discount or workout a payment plan.

They're one of the only bank that updates and keep up with new trends.  Atm now have live tellers (where you can talk to someone at the ATM.  They use the atm now as there teller) at some location.

I know I'm going to get a lot of replies to this but I like Bank of America.  Always stay on top of the cutting edge stuff.  With ten account you should be able to get free accounts
