Agree with what Elliot said. Also heard of other investors going into college rentals and painting everything "Egg Shell" color

Look at the bottom of any BP page and you'll see a menu of pages. Look in the left column for "FilePlace" where you can search for different files shared by users. Last time I checked, there were about 300 spreadsheets.

@Martin Florian Jr., thanks for the great advice. I am one of @Sean Beyrouthy's business partners and your advice was spot on. We originally underestimated the amount of investors already present in the town and due to the small purchase prices or homes, a ton were paid off and weren't interested in selling, but when we reframed our approach to making connections instead of trying to buy their property many experienced investors were receptive and wanted to connect which actually led to a few deals.
We also had success driving around and looking for overgrown yards, poor rent signage, or just lack of care etc and this also led to us finding some investors who purchased a one-off house and were looking to sell or were at least more interested then investors who owned 5+ houses in the area.
We have yet to try direct mail/letters but from your story and others we may give it a try. All the best!

I'm charging $150/pet one time non-refundable fee at my properties. Tenant also needs to list type of animal/breed.
