I agree with @Michael Quarlesin that your post has a tone that you are looking to solve 'your' problems.  

If 1-2% are truly motivated, figure out how you are going to solve their problem(s).  The more I learn, the more I realize that this business is basically marketing and problem solving.  If you can become skilled in both of those areas, you can make a very good living in real estate investment.  

Very very few people want to sell their house for 55 cents on the dollar, but sometimes that is the most viable option.  They choose to work with you because they like working with you.

I will play devils advocate here.  

The wholesalers job is to get an accurate assessment of ARV and generate a conservative repair estimate. He/she also has to market for the property, develop leads, negotiate, and close.

With that in mind, if a wholesaler were to bring an investor a property with a fair asking price (70% ARV-conservative repair est.) and they (the buyer) get bent out of shape over an assignment fee? The buyer can pound dirt and find someone else to work with.

The rehabber having any ground to suggest the value of the wholesaler in that particular relationship is laughable.  Rehab investors are a dime a dozen...there aren't very many 'average' wholesalers, even.  

IMO, the wholesaler's primary concern should be consideration of the seller.

If it's a fixer with a lot of equity and the seller is motivated to sell fast, provided you can ACCURATELY determine the ARV and repair costs, that's the way to do it.

However, If the property is in good shape and the seller wants to list with an agent, refer it.  Even if you don't gain much monetarily from the transaction, your ability to generate a lead and solve a problem for the seller will not go unnoticed.

It looks like it may not matter which one you prefer as Z and TRLA are in talks to merge (as my shares of TRLA go H.A.M. to the upside).

While they both serve a purpose, I agree with the other posters, you can't beat MLS for the best data.

I assume you are marketing toward motivated sellers? Diagnose what the problem is and see if you can find a way to solve it. That's our job, yes?

Tacoma was a surprisingly delightful town. Beautiful sound views in some neighborhoods.

Unless I am mistaken, are we not marketing to try and find "motivated sellers"?  

Tire kickers are likely not motivated to sell on their first call, but if they (or someone they know) ever becomes motivated, it is imperative that you are prepared from that first call to promote yourself as a professional who can provide a solution to their problem.  @Account Closed reply underscores this.  There needs to be a connection on a personal level, otherwise you will come across as smarmy and unprofessional. Knowing what the hell you are talking about would help too (I'm referring to the person Bob inquired with, not you @Tom Scott ).

Also, IMO, pigeonholing yourself into working with 70%ARV-repairs-fee will provide a solution for those people who control a property with significant equity that needs work and are looking for liquidity. That said, knowing how to wield more than one 'tool in your box' to help a motivated seller, based on their situation, is important to building a business.
