Hey Mike,
I did appraisal work in the Dallas Fort Worth area for 5 years and really enjoyed the area. It is a smoking hot market right now. I would encourage you to be extra careful when you buy as it is a sellers market currently. That being said, deals are out there. The prospects for DFW going forward are great due to the employers relocating to the area.

Price reduced on a perfect house hacking opportunity in the Dallas Fort Worth market. I am selling the duplex at 6124 & 6126 Victor Street in Dallas, Texas 75214. One side of the duplex is vacant (3 bed/2 bath 1,340 SF) while on side of the unit is leased at $1,395 per month (2 bed/1 bath 1,100 SF). The smart move would be to buy the property and live in one side and take advantage of the very low primary residence financing on an FHA loan with 3.5% down and very low interest rates. You would have $1,395 in income the second you start living in the property. This is a great way for a new investor to start their investment portfolio.
The duplex has been marked down to $483,000. Both units have granite counter-tops, stainless steel appliances, and new paint along with vintage features of large bedrooms, hardwood floors, and raised ceilings. Separate utilities for both units. The unit breakdown is as follows:
6124 Victor St is 3 bed/2 bath/1 FP. 1,340 square feet (vacant)
6126 Victor St is 2 bed/1 bath/1 FP. 1,100 square feet (occupied)
Both units sold together for $483,000.
Homes in the neighborhood are being bulldozed and million dollar homes are being built in their place. This neighborhood is very nice and appreciating at more than 10% over the last several years.

I have a duplex in Dallas in the Junius Heights neighborhood that is fully leased and cashflowing that I am selling. What is the best way to sell a fully leased property? MLS? Word of mouth? Advice is much appreciated!
