Hey Amy. Like you said, the seller financed deals are out there if you are actively marketing to find them. I just put a duplex under contract with seller financing at 0%, no money down with a balloon after 7 years. These kind of deals are out there but are certainly not going to come running to you. There are motivated sellers in any market, good or bad.

I use listingbook.com for help with my comps. it is pretty similar to MLS and is pretty accurate. When buying my primary residence, our realtor even told us we could check listingbook as it gets updated just about as fast. With that said, there's not substitute for an actual cma from a realtor, but this is a great starting point to give you a general ballpark figure.

@Brandon Turner @Anthony Palmiotto Thanks guys. I ordered Steve Berges' book last week and its getting delivered today. I may have to check out the ABC's as well. I appreciate the suggestions. I've been learning a ton from the articles and forums in here on MF. Looking forward to getting another perspective and even more info.

I am in Jaxreia and I can say that it is well worth the price of admission. Yes, you have to beware of the gurus that come through because they will. But the beginner, and more advanced classes they provide, as well as all the networking opportunities make it well worth it.

I actually went to a boot camp for one of the guys that came through, but like @David Beard I had a pretty good understanding of investing and knew where I wanted help. One came through, at a reasonable price, so I went and that's how I produced my first wholesale deal and my first rental. With that said though, you can learn everything you need to know on here for free. The podcasts are great.

Anyway, always nice to meet another Jacksonville investor. Feel free to reach out.

@Dawn Anastasi Great suggestion Dawn. I started going through each article on BP and I'll be moving onto the forums next. In the meantime, I'm looking for something I can read in addition to what I can find here. Just trying to soak up as much info as I can. Also, I'm going on a trip soon and a book will help pass the time on the flights.

@Joel Owens Thanks for the great tips. Yes it certainly is alot of work. We have begun much of the initial research including marketing demographics, state licensing requirements, Federal filing through the TTB, cost of equipment, etc. We have been talking about it for many years and want to make it a reality. There are 4 of us who very much enjoy craft beer. One has been brewing for years, another successfully started his own marketing company, another has been a bar manager, etc. so each of us bring something unique into the relationship.

With that said, I had a feeling it may be tough to find something like this but being the "real estate guy" in our circle, I wanted to exhaust all resources first and see if anybody had secured real estate spaces for something like this using techniques found in the residential world.

That's a great point about talking with other breweries. We have some great local ones here and they'd be a good resource for information.

Hi all, In the midst of my residential real estate investing, 3 friends and I have decided we are going to get our own brewery off the ground. Since we are going to need a space for it, I figured I would come on here and ask some questions to see if I can get any insight on those buying commercial real estate. I know very little about the commercial world as my knowledge is primarily based around residential investing. Like I said, we will need a space for this Brewery and I'd like to explore marketing campaigns similar to what I do in the residential arena. I'd like to find some motivated sellers who own commercial spaces that want to unload or even provide seller financing. Im looking for any tips, tricks or resources you could point me to that could help with this. What way could you market to owners like this? I typically build lists via listource to find homes with equity... Could I do something similar to try and find some commercial spaces? As you can tell, I am not well versed in the commercial world and really appreciate any and all input. Thanks!

Blair H. Thanks for the response. That's where I was getting tripped up because it doesn't necessarily seem like a note. So I don't know if there is any marketability to this type of contract. The owner is still holding the deed and it sounds like a situation where it's just a contract that finalizes by deed transfer at the end. I will look into it more but am not overly optimistic. Lots of great info here. Thanks for putting the time into the post!

Hi all,

I recently sent out the second batch of a direct mail marketing campaign and came across a situation in which I am not familiar. I may not even be asking the right questions here so please bear with me.

An out of town owner who owns a property outright in Jacksonville contacted me. After he purchased, he then sold it to a current occupant in a Contract for Deed. He lives in CA and no longer wants to deal with it and would like to sell the contract to me. He even mentioned that if I dont want to purchase, he'd pay me a finder's fee if I found someone to take it over. It's a 30 year contract at 8% that he put in place (29 years remaining).

I dont know a whole lot about this subject and how a deal would work. How would he get his money out of the deal and how would i step in to take over the contract? I really appreciate any input.
