No presentation here. We'll focus on introductions, haves, and wants, and learning more from each other. As always, we'll focus on our lessons learned through successes, losses, and challenges.
I've bought foreclosures, had long-term holds in the SF Bay, an Airbnb arbitrage business for over 7 years, Virtual Assistants in the Philippines for over 8 years, and over a million in syndications from Multifamily to Self Storage to Mobile Home Parks.
I've traveled the world over the last 6 years to over 50 countries while running my business remotely, and back in the Bay to network and relaunch my SF Bay Summit Real Estate Conference!
While I have many real estate stories to share with you, it's been the diverse range of attendees that come to our networking events that really make it more than worth it!
We also have a meetup group and an Eventbrite invitation for more attendees. So RSVP now and come out to network with other real estate investors and entrepreneurs!
Check out our meetup group to get regular emails about our 4 RE networking events the first week of each month! See why our RE networking group has a 4.9-star rating with over 160 reviews!

Come out to our onsite real estate networking event at my Airbnb to talk about:
- My lessons learned on Airbnb
- Others' recent successes and failures around the SF Bay & Out of State + Lessons learned
- Round of introductions, wants, and haves... why are you here and what are you looking for? What experience or contacts do you have to help others?
- Open networking with the connections you want to grow
Cost: $20 per attendee
PayPal below or cash or Venmo on-site is ok
Ever thought about doing Airbnb or furnished rentals in a property you own? Or renting others' properties to furnish and rent out?
Nightly to travelers? Mid-term to travel nurses? Or longer term for more itinerant folks who don't want to buy or bring furniture to a new apartment?
I have 11 Airbnb arbitrage apartments and have managed Airbnb for over 8 years.
-
I'll give a brief presentation on my Airbnb business:
- What I did well
- What I did poorly
- What are my plans for the future
- Q&A to answer your burning questions -
Then, I will discuss others' recent successes and failures around the SF Bay & Out of State + Lessons Learned.
At our last meetup in Oakland, Ted Manahan shared about a
deal he did in SF with that was really sticky and had great advice to
hire a lawyer when presented with those sorts of issues.
Chris V. also shared about some struggles with a development deal. His words of advice were:
"Development is not for the faint of heart. Or for the broke of wallet."
Saj, Gavin, and I shared about how our greed and lack of
diversification will likely lead to a collective million dollars or more
in losses between our various investments in syndications.
-
Intros, haves, and wants. Where are you from and why are you here? What are you doing or intend to do in real estate? What experience do you have to share with others? And what are you looking for today?
We'll go around the circle and see who to best to connect to for our.. -
Open networking. Chat with the people you are best connected to at the meetup and develop relationships to build success for the future.
Every time I go to a networking event, I learn something new or meet someone interesting that changes my perspective or gets a new tip. Which makes it 500% worth it. Many meetup members have also met their partners today from my prior meetups and conferences throughout the Bay Area.
If you've never been out, check out our reviews! 4.9 stars with over 150 reviews! Or ask someone who's come.
I strive to provide the most value, information, and lessons learned from real estate investors making money and losing money every month. Come see what we're all about!
Cost: $20 USD

FAQ:
How do I get there?
This is an 11-minute walk from the Lake Merritt BART station. There is
street parking around the meetup location and by Portal Restaurant a
couple blocks down.
Why does it cost $20 to attend?
I'm going to provide more than $100 of value to you by learning what
works, what to avoid, and the wins and losses of others. So we can all
learn from the mistakes of others. And do more of what succeeds.
I've made over $1 million in real estate and in the process of losing over $500k. So I've lived on both sides of the coin. And other attendees have made and lost even more.
So come learn from people making things happen.

The venue:
This remodeled space is a quiet, private retreat where we can hear each other share, eat, drink, and network.
You are welcome to bring your own food and drink/snacks to consume or share. Order Uber

eats. Eat dinner while we're chatting. Or share your favorite homebrew like someone brought last time!
There is no food or drink service at the location, as it is not a business. There is a clean bathroom.
The space is being generously shared by Arlen Chou. So please give him a thank you!
If you enjoy our events, please drop us a review and share it with a friend!
Looking forward to learning more lessons from everyone next time!

Details
We’re excited to have J Martin, a renowned real estate entrepreneur, Bigger Pockets celebrity, Meetup Host, and founder of the SF Bay Summit Real Estate Conference, as the guest speaker for October’s meetup! J has experienced big wins and painful losses investing in real estate syndications, and he’ll share his invaluable lessons with us.
After early setbacks, including a felony conviction at age 19, J built up his Bay Area real estate portfolio while building a highly structured AirBnB arbitrage business.
It was so successful that J was able to "retire" at 31 and spend the past decade living in the Philippines and over fifty other countries, enjoying a great lifestyle while giving back through volunteering.
Always focused on generating the highest possible return on his equity, J decided to sell most of his Bay Area properties at the top of the market a few years ago and reinvest the proceeds as a limited partner in other people's syndications.
This presentation will focus on his experiences with those investments, which, as he will explain, ranged from really good to total losses.
Join us as J shares unique insights from his personal experiences. He will discuss what to look for when investing in syndications and what to avoid.
Key Takeaways:
- How to identify solid syndication opportunities
- Common red flags and mistakes that lead to losses
- Proven strategies to safeguard your capital in syndications
Come to Network!
Our meetups combine valuable insights with plenty of networking
opportunities. Share your experiences, get advice, and meet fellow
investors before and after the presentation.

Who are we? We’re a diverse group of real estate enthusiasts—residential, multi-family, and self-storage owners, private lenders, and deal syndicators. Whether you’re just starting or are a seasoned investor, you’re welcome here!
About the Speaker:
J Martin is a felon, Airbnb Entrepreneur, World Traveler, Real Estate Investor, and host of the SF Bay Real Estate Summit and his own Real Estate Meetup
After getting out of jail, J bought cash-flowing real estate in the
expensive SF Bay in rougher areas, then started an Airbnb sub-leasing
business - now managed by a team in the Philippines.
He quit his “9-5” at 31, and now spends his time traveling the world. He
hosts an annual real estate conference in Oakland with some of the best
folks from the BiggerPockets website.
He built and mostly sold a sizable Bay Area real estate portfolio and invested in multiple syndications.

RSVP here!:
https://www.meetup.com/remeetup/events/302428928/
Come on-site to 2 properties held for future development - for an evening of real estate networking and education.
We'll start with an overview of the 2 properties: one that is already remodeled where we hold the majority of the meetup; and next door, which is gutted and currently be used as storage.
What are the options for the future?
How hard is it to deal with the City of Los Altos?
What is the zoning and any kind of variance needed?
What is the expected cost of construction?
And what is the upside on these properties?
We'll start with a tour and Q&A with the owner of the properties, my friend Arlen Chou. Arlen is a successful real estate investor, business owner, entrepreneur, and overall great guy. Pick his brain with the burning questions in your mind.
After the Q&A, we'll do brief introductions and haves/wants, then 45min-1hr of networking to connect with the people who most inspired you in the intros , before we throw your asses out the door around 8:30pm :)
No charge. Everyone is welcome. (up to capacity). And we're not selling anything. Just come learn and network. So if you're around in Silicon Valley, San Jose, Milpitas, Palo Alto, Redwood City, or nearby, come say hi!
I've been off BP for a long time, but coming back slowly :)

Just bought my ticket and am looking forward to meeting everyone. I'm an experienced Airbnb house hacker, aspiring investor, and current software engineer in San Francisco. I'm actively looking for my first out-of-state, multi-family BRRRR deal, and am leaning heavily toward Indianapolis as a farm area. I am open to learning about other farm areas which are investor-friendly (i.e. has landlord-friendly tenant laws, low property taxes, etc.) for my next property.
Feel to reach out and say hi!
Hi Richie, Stoked you can make it out. I don't a bunch of Airbnb also, and we'll have @Al Williamson and @Elizabeth Colegrove out also talking about furnished rentals. Several out of state folks & multifamily. David Greene will be out and has shared a lot about BRRR. Looking forward to seeing you there!
Hey J, glad to meet you at tonite's VIG meetup. Out of curiosity, I looked up the sub-title to the original "E-Myth" book. I didn't see "Work The System" in the subtitle, but I did find a separate book called "Work The System" by a different author, was that the one you were referring to in your presentation?
I looked up the rest of the books in Gerber's E-Myth series, and yeah there are a surprising number of real estate titles. He just released "The E-Myth HVAC Contractor" a few months ago, so he might be running out of niches lol. Maybe he took your advice and has a team of VAs ghost-writing for him.
You are correct! They are two different books! I really intended to recommend E-Myth to get started. I think Work the System drills down a bit more... Thank you for clarifying :) And nice meeting you too. See you in a week and some change!

So far we have tons of attendees coming out to Oakland from nearby San Francisco, and lots of folks from Silicon Valley down in San Jose, Palo Alto, Hayward... some folks from the North Bay in Santa Rosa. Sacramento folks. Still working on some folks from Santa Cruz. Southern California/ Los Angeles / San Diego. And of course a handful of folks from out of state.
We're planning on raising more money for charity, having a great time networking, and meeting back up with all the great folks we get to reunion with each year.
Looking forward to seeing you all there!
