Hi Ben , and welcome to BP! I'm a "fix and hold" investor from the Bay Area in CA, and loving it! But you'll find a variety of every type of investor on the site, and everyone is amazingly helpful. Some pointers for you: The "Learn" link across the top navigation bar has lots of great info, and so do BP members! You can click on the "vote" button if you like someone's post or is helpful, and there are "awards" to earn on your profile. @Uuri Koh , funny you just resurrected this back too, because I recently signed a lease (not purchase) for a nicely remodeled 2br apt in Oakland a block from Lk Merritt near Chinatown, like I was looking for - and got a killer deal! Can walk to downtown Oakland, uptown, 15min BART to SF. 10-15min BART to N Oakland/Temescal and Berkeley. I'm stoked. But will still be buying in Richmond still, and select properties in Oakland..

It's definitely a lot more per foot (and very high GRMs) once you go south of the SF parallel.. (except for E Oakland and parts of San Leandro). I was going to be staying down in Santa Cruz for a while, but my schedule got changed. Think I'm going to LA now..

I knew you'd been to BRC! You can just tell with some.. even just online.. lol
My adventure in black rock marked the beginning of a 2-year relationship with my now-ex-girlfriend - a fantastic experience in a million ways. But I'd love to see what the next one has in store..

I'll definitely hit you up next time I'm down in that neighborhood. And see you out on the forums!

We are having a meetup in a couple weeks in Oakland, (although I will be modifying the location to somewhere nearby - but will be announcing this shortly. Same date though.) Zack, you may want to download the redfin app if you haven't already and take a look at what it's missing. I think pulling everything together into one website would be useful in my mind... but I don't know how feasible this might be...

One site which consolidates MLS listings (redfin.com, zillow.com), demographic data like distribution of family size, rental unit composition (city-data.com) rental comps for closed leases (rent-ometer.com, zillow.com), on-market rentals nearby (CL), walkscore/bikescore/transitscore (walkscore.com), etc...

Of course, right now, these all have their proprietary models.. maybe you can just throw them a few pennies to aggregate it, or justify that the aggregated information is your own product.. (not sure how the law works there.. I'm sure you have a much better idea!) Maybe you can make proprietary scores based on a combination of all those indicators, like "investment value", "liveability", "neighbors" etc. Was just thinking about it the other day, but I'm not going to be doing it in this decade myself, so have at it! Promise you'll buy me a pint if you make a million dollars off it...!
