Have you spoken to an immigration lawyer about your options? My understanding is an E2 Visa is an investor Visa (ie. you need to buy a business) OR you can piggyback off an existing E2 holder. With your experience and possible skillset, perhaps finding a company to sponsor you for a green card may be a better option? Those positions are hard to come by but if you can find one and get your green card, you're set! E2 Visa is either a 2 or 5 year Visa which has to be renewed and never leads to a green card.

@Shane Regnier I've flipped a bunch of houses in Ocala but have yet to dabble in the rental market. Any particular reason you've chosen this market from all the way in San Diego? Just curious. Those were very good areas a couple of years ago when people were less aware of Ocala but it's gained in popularity so it's become tougher to make the numbers work, but there are still deals to be had, especially for rentals.

@Puneet Mahi I moved from Canada on an E2 about 6 years ago to start real estate investing full-time. Like you, I thought property management was the only option but there are others and you need the right immigration attorney to help you because not all believe you can get an E2 as a real estate investor, but they're incorrect. @Lovepreet Brar I'm a Canadian on E2 also... why don't you have an SSN? You should be able to get that quickly... it'll help. I invest full-time and have worked with a few lenders who may be able to help. Just message me if you'd like.

I had a friend purchase a Vacation home financed with RBC last year. I don't believe he had any complaints.

Have you tried reaching out to the US branches of Canadian banks? I just did a quick search of RBC US website which states they'll finance a 4-unit.

You shouldn't have a problem. I would talk to a mortgage broker in the US who works with foreign investors and can explain your options, but I would also definitely contact Canadian banks to see what they can offer. When I was looking about 8 years ago RBC had a couple of products available. Good luck!

I did a few BRRR's last year in Central Florida. I think a good rule of thumb is that if all of your preffered exit strategies fail to maximize profits (mid-term, AirBNB, Padsplit, etc.), you're able to make it work as a long-term rental at the very least and maybe you can go back to one of those preferred strategies in the future.
