@Josh Gardner Study up on the Portland rules. I'm in Washington and read that there is a lot of regulation coming down, but I stay in my rural county to keep away from all that. I love RHA of WA, so maybe https://rhaoregon.org/ will help you understand what the real estate pro is talking about

I can relate with your story, especially the pregnant wife part. At least we have a finished detached studio on the property to live in while renovating the house, and now have two kids and live in the house while we rent out the studio.

I love your story, it's awesome and so glad to see your steps and how it worked for you. That's so odd (but typical) about the appraisals. Did you guys have days jobs during the whole remodel?

@Lee Carter Hi and great to see you active in the forums. I grew up also helping my parents rental properties and continue to be a hands-on landlord. I still do the paint but wonder if that's hindering my investment growth. I enjoy all that stuff but don't know when to step back. It sounds you have a great start to things and all the best to you!

In my market, in apartments we provide washer and dryers. I don't want tenants hauling their own things through the hallways and up the stairs. They are very basic, usually used, inexpensive appliances. Lately, many of the tenants have their own that they want to use in their apartments. We also pay for W/S/G for these apartments.

In houses, we do not usually provide washer and dryers. If they are already there, we have a clause that states we do not service them. We also don't pay any utilities for the houses.

You can do month to month rental agreements, I understand that Section 8 can only work year leases.

In our state, you have you give every potential applicant your rental acceptance criteria. You can state under your income requirements that you don't accept assistant programs.
