@Julie Phillips exactly this. When I use Craigslist, I get an email and can ask those questions first. It weeds out a lot of folks before wasting any time or money.

@Thomas P. When I went to post a rental listing, Zillow said they might change my number, and I thought that was odd so I turned that feature off and hid my number (personal listing so I don't need to show my number for brokerage). All this Zillow stuff gets crazy and I've never liked how your listing is saved forever in their system. Makes me want to go back to simple Craigslist for adverting. Or the newspaper classifieds, haha.

@Milind Mathur it can be profitable. Helps to have a solid contractor as I can think of a million things that could go wrong. I'm not sure the size or finish level, but $700k to build two homes seems low. $700k for one home sounds right in the Seattle area.

@Joshua Viksman I usually answer the calls and let them talk for as long as possible, hoping to just waste their time while I continue doing whatever I was doing. The best was today when I asked what property of mine he wanted to buy, and he responded with "the one at PO Box."

@David To wow, what a story! I don't see how you are punishing her. I wish I had some insight, but this definitely sounds like something I'd go to my landlord association or real estate lawyer.

@Cole Agnew I struggle with this too. $75 for a service call seems like a great deal to me. I'm imagining that I could troubleshoot the issue but it would take me the time to drive 30 minutes out there. Why is a dishwasher popping a breaker or GFCI and will it happen again? I just had this with a clogged garage disposal that popped the disposal and dishwasher (same circuit). I almost had a technician out to fix the disposal, but then on my second visit found a plastic piece in the bottom. After they claimed they checked everything. Should i charge them for my time for the plastic they put down the sink? I wish. They are good tenants and I want them to stay a long time.

@Andrew Q. Are all the permit fees included? Design fees? I feel like your construction cost is missing something. We built a duplex to rent and we were double your construction costs. You can search my posts to see our breakdown of the project, and we did a lot of the work - my husband is a carpenter. Also, how are you funding this? Your money sits idle for a while before rents come.

We say "no smokers" not "no smoking." My old school dad was extreme, but he'd say if he saw you out at the bars smoking that he'd kick ya out.
