There, I said it...and wrote it.  I believe in goal setting as I am sure most of you all do too.  

My husband and I have been successfully implementing a Live-In Flip strategy; with these experiences the time has come to invest in other opportunities (including ones where we do not have to live on the job site). It feels amazing to have these past properties bring us to where we are today and have given us a firm foundation to move on to the next level.  

We have set this plan into action; step by step. This post is a part of that plan- where it will live online forever (so I guess no take backs).


Here is my ASK: Would anyone be willing to share their approach to becoming an accredited investor, the benefits they have personally seen or actionable advice to meeting the right people?  This is new territory and I feel like I am a very small fish.  

*Disclosure- since this will be posted for years to come- feel free to check in to hear about my progress.  It will either keep me accountable (aka give me a kick in the a$$) or give me the opportunity to share my success!

Investment Info:

Single-family residence fix & flip investment in Littleton.

Purchase price: $380,000

This property was an off market deal. It has been a great learning experience! 

What made you interested in investing in this type of deal?

We wanted to challenge ourselves with an off market deal and full gut renovation.

How did you find this deal and how did you negotiate it?

We found this deal from networking and talking to everyone about our search criteria. We negotiated over 5 months and many conversations.

How did you finance this deal?

VA Loan

How did you add value to the deal?

This project was a total gut reno and hope to finish the basement along with adding an extra bed and bath.

What was the outcome?

Still working hard everyday.

Lessons learned? Challenges?

So many lessons learned and challenges: negotiations with Seller and contractors; timeline delays due to COVID; learning to live in a flip with 2 young kids!

Hello BP Members! Is there anyone out there work as a title researcher?  I am thinking about a career change and a way to gain skills in my own personal investments.  I have worked as a real estate agent, but would like to discuss the general skills and qualifications needed to work in the title industry.  If you are in the field or have insights, could I trouble you to answer a few questions listed below?  Thank you in advance!

1. Since the title industry is part of insurance, do you need to hold a title license? Any resources for Colorado would be a plus.

2. What are some "headaches" working in this position?

3. Is this a position with high turn over?

4. Where in the hierarchy of the organization is the researcher positioned?

5. What is your association with this position/ industry?
