@Royce Talbo Yes as a family of 4, a toilet is definitely a priority. haha. We have always remodeled 1 bathroom at a time so that there is a working bathroom while the other is under construction.

@Max T. Great advice, thank you. With our next property we are hoping to prioritize the main living areas first and then bedroom and bathrooms. Would you agree with this strategy or should we focus on the bedrooms first so that the kids could get "settled" faster?

@Account Closed Thank you for sharing your family's story; it sounds a lot like what we are trying to accomplish. I love that you would all go on a family vacation after the sale of each house. That is definitely a reward for all of the hard work.
I am appreciative that my husband and I have he same real estate interests and goals; it makes life that much more fun!

Hey Bigger Pockets Community!
My husband and I have completed 2 live and flips over the years and are about to embark on our 3rd this year. The difference is that this time our family has grown to include 2 young kiddos. Luckily, they are both super interested in "helping" and that is something my husband and I are definitely encouraging! I am excited to make this a family project, however I realize there will be different challenges with this new dynamic.
I have already thought about remodeling the kitchen during the summer so that I can utilize the grill and outdoor eating space.
I would appreciate any other helpful tips, tricks, or hacks!
Also, if you have successfully completed a live and flip as a family, I would love to connect. Shoot me a message and I will be sure to reply.

Happy Wednesday!
Are there any other moms in a similar situation?
I am a Work at Home mom who is primary caregiver to my 2 kiddos; with only 1 kid in school full time my "free time" is extremely limited.
Denver is an amazing place to network and attend educational events, however I often find myself in scheduling conflicts and definitely feel like I can not take full advantage of these opportunities.
Does anyone know of a group who might offer regular Zoom calls focused on REI? Or would anyone be interested in being apart of one or even just a one on one virtual coffee chat?

@Jonathan Farber Great question. From personal experience, (I am a VA with my own business), I have clients with similar concerns. We find a solution that they feel comfortable with, for instance:
1. Certain sites store a credit card as a preferred payment and the complete card number isn't shown. I will get approval to make the purchase before completing checkout.
2. I have also just put the approved items in the cart for my client to process payment.

I can not confirm this information since I am not in the lending industry, but I had this conversation at a meetup. It was mentioned that if you have been claiming your rental income on your tax return for the past 2 years then it might be accepted without a formal lease in place.
Can anyone confirm or deny this?
