@Chris Taylor I purchased a 2- family off of a Buyer from CL. I’m in negotiations now with a wholesaler to purchase another home from CL. Don’t be afraid to use it. There are real deals in it.

@Cody Furman I would replace it. Worn carpeting is a detractor and may deter good tenants who want a fresher look.

I’d let it go if you want to sell your house. If you tie up the deposit then you’ll have to deal with small claims court. You can’t sell the house when this issue is unresolved. At least that’s how it is in my state. Good luck.

@Darius Kellar it's referred to as a "pocket listing" and in my state is illegal but it happens. Properties when listed with a broker must be put on the MLS and wait 24 hours before and offer is excepted. This doesn't always happen unfortunately.

@Forrest Shealy get copies of all current leases and do you calculations from there. At least then you will know what please renting all the units for him what he should be bringing in per month.

@Luka Milicevic I placed a couple in one of my apt where the man had an eviction some years ago. They pay on time and are doing well. It will be a year next month. You can always put them on a month to month which might make you feel better.

@Jason Ma I would find a cheaper house and put 20-25% down that cash flows the same or better. Save the liquid for another house or improvements/repairs.

@Garrett Leahigh it's a simple quit claim process. It's quick and there aren't any tax implications- at least in CT where I live. If you want to refi or do a heloc down the road- you'll most likely have to quit claim it back into your name as most lenders do not lend to LLC's unless it's commercial.
