@Sharron Morrow I would put one in if your selling the home or it’s a higher end rental. I have them in a few of my homes but not all. The lower end ones goes without, mainly because I pay for water and the kitchens are too small with the layout the kitchen has. Clothes washer will be more of a priority at this price point for me.

What is your in game and if it’s renting, what kind of Renter do you have? High Or lower end? It always helps to know the endgame.

@Wesam S. Sounds like you have your work cut out for you. Whenever I buy a home I do a full work up on mechanicals and everything with the House. I fix everything prior to the tenant moving in so I can avoid exactly what you are experiencing. It’s a pain and expensive, I know but it saves me the headache in the end.

@Christopher Liffner call the inspector and find out what you need. There’s a home in my town being rehabbed without permits. It was a burned out house. The town is making the guy tear that whole thing down because he didn’t go about to the right way. Do the right thing. You’ll pay for it one way or another.

@Jim K. Last night I was just cleaning out a 10 inch P-trap/sink clog. I have learned never to use big box stores when replacing any plumbing fixtures. I redid two bathrooms at the same time and multi family house and I used Lowe’s shower sets. One diverter was a broken right out of the box and the other one broke six months later after the tenant moved in. plumbing supply stores from now on!

@Lucas Mills. Probably not gonna like my answer. I was suggest you Invest in yourself, go back to school andbecome a full physical therapist to raise your W-2 income. You’ll need W-2 income to purchase homes and get mortgages etc. Once you’ve invested into yourself and you can ramp up your real estate holdings.

I own and manage eight rental units and I’m still trying to figure out how to make $5000 of passive income a month. Many of my properties are older which require yearly Cap expenses, maintenance, repairs from doofy tenants/ changeovers/ loans etc. In a few years I will be making some nice passive income but I’m currently still in the phase I’m getting caught up I’m rehabbing and the initial investments.

I’ve been investing for 10 years and it’s definitely not a quick fix as it is a journey. I live on the East Coast where I am not able to get cash flowing properties for 50,000 so my situation is completely different and I understand that. It’s a hustle That I have committed to it I also have a passion for it. If you don’t have a passion for that I think It might be more challenging.

Whatever you do just keep your eye on the prize and keep moving forward.

@Erica Moore I allow pets since I am a pet owner myself. I charge $25 a Month extra for it. It’s a good way to increase your earnings.

@John Moorhouse never drop out. You can finish school and work at the same time to gain valuable experience and work towards your future goal. You’ll need w2 income to qualify for mortgages until you build up cash reserves or get investors to where you can purchase homes with cash. Focus on earning income after high school. A drop out often is behind the curve when earning income.

I’m a teacher and I’ve seen people regret not keeping on course and the GED programs are not a piece of cake when they decide to go back.

Focus on building the skills needed to get into the house rehabbing/buying/landlording whatever.... you can become a realtor at 18. Take the class, get your license. Learn what you need to be a GC and pursue that too. The world is your oyster
