@Clint G. Most buyers "find" their own houses now a days with so much of it being internet based. If it's listed then part of the deal is the agents earn commission. If You find a deal that's not listed and are represented by an agent, then you might owe them a commission even though it's not on the MLS and you found it. Always check your buyer rep agreement so you know what you are responsible for, regardless of how much you think the agent has worked, or hasn't worked for you.

@Cameron Riley I use cozy for listing my rentals and application data collection. Their background check results always miss criminal activity in my state I have to check the judicial site and google this names for this info. I haven’t used it for rent collection.

@Carter Thomas I’d keep them and get a heloc on them instead of refinancing. That way you can access the equity, then pay it back and access it again.

@Lindsey Spivey I feel like many tenants always have an M.O. -Even if it’s nothing they need now, they will pull it out later. Strict boundaries are important for professional tenant and landlord relationship

@Skyler Mckinney I would get your job back. I’m a full time w2 employee and I have 8 units. You’ll need income to qualify for mortgages and to make repairs on any properties that you acquire. You need money for this business. Think about quitting after you have multiple properties under your belt- not now.
