@Matthew Porcaro Thanks Matthew. Its just trying to figure out if one step will lead to you having to fiddle trying to figure out the next step to make the first step possible but your advice helps for sure. 

@Kyle Myers Yes I figured I couldn't be the only one. It's seems as though I am left to bet on myself and take the jump and figure out as I go. I am really scared also of this affecting my credit and savings also. I decided to start up a meet and greet in my area to sit and chat with other newbies and experienced investors to learn from each other. It may also help me confirm that it is the ready fire aim method and you have to jump out and do it putting pressure on yourself to make it work. If your in the Irving Texas area you should come. I am on biggerpockets because one thing I do know is its twice as hard to figure things out on your own.

So you reached to point where you have studied learned real estate terminology etc. Now you are looking for deals and finding a few but not jumping into it because your afraid your ducks are not all in a row. What do you have to have lined up to jump on a deal? Ex. Found an REO property for 60,000. Its shows that the monthly cash flow is 600 dollars a month if rent out after fix up. Repair cost estimated at 30,000 and ARV is estimated to be 150,000 so the deal looks good but your bank states they will only finance 60,000 after a down payment of 20%. You didn't go through with sending offer because you didn't know how to find a contractor, and another way to finance the cost plus repairs. What is advice on being prepared for these deals? If you have over 15,000 to start and a credit score above 680 how can you use what you have to get your first property?

If there is any newbies out there hungry to learn more and get started or has already done 1 deal so far lets meet and talk and brainstorm with each other. I can see our city has a necessity for this. A group of newbies willing to help each other get started and build connections hopefully even future partners. 

We will be meeting up every other Thursday everyone is welcome to come Appraisers, Investors, Contractors, Lawyers, Accountants all can come. If your not a newbie you are still welcome we can all connect with each other. We will talk about investing in real estate with goals on helping one another with their real estate ventures, fears, personal experiences and we have a good time doing it.

We are meeting at bar in Irving, Tx called 54th street restaurant. We will have a table under real estate. Please reply to this message so that I may have a proper head count. Looking forward to seeing you there!

Awesome thank you, I will get started with studying my market to understand good deals and look forward to coming back to ask further steps after I have that good understanding and find a deal.

When starting what’s a good first step. I have already read few books, started real estate school to also get agency license, and begun following and listening to real estate sources to continually learn investing. What is a good next step?
