Oh man, if you say "fraud" one more time in the mirror it might appear! 

This is a typical response from a lender.  YOU are not committing mortgage fraud. You aren't providing falsified documents to obtain a mortgage. You are just continuing to make payments on an existing mortgage. This is not illegal, it's just against bank policy. The worst thing that happens is the note gets called and you have to scramble to pay it off or refinance. 

Yes, it can get messy if they file for bankruptcy, but it's also not their house anymore. There are ways through that situation too.  Don't let people trying to make money off you try to scare you.

 That is on one of the largest arterial streets in the city, massive traffic count. Not the best area either.

Hello! Would love to connect, we are boots on the ground in Ft. Wayne.  My wife and I have been investing here since 2015- we do several flips a year and have 20 rental units we self-manage.

I'm a licensed Home Inspector and licensed General Contractor. 20 years in the trades. Have sub contractors of all varieties. Willing to do preliminary visits to houses to take pictures, make rehab lists/scope of work, etc. 

My wife is a Top 25 Real Estate Agent in town as well. She can do market research, source deals, and list properties. We do also have local mortgage brokers we work with as well.

Currently renovating for a 1031 Exchange into another cash flow property when done in a few weeks. I'm looking for the next property.

Lessons learned? Challenges?

Did not manage the management companies that rented the property to be sure that they were maintaining it in good condition. Now the property has to be renovated after 11 years of ownership to catch up on deferred maintenance.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with a realtor that is working on another pursuit and is not currently available.

The building inspector will make you pull a permit for all, framing, electrical, plumbing etc, then you will have to hire licensed contractors for each trade to certify all is up to code. If your basment does not meet current code, egress windows or full walkout basemnt, not a garage they do not count as egress as well as head room then you will be required to rip it all out, or they will let it slide as finished storage space, which the kitchen will have to still be removed. You should of pulled the permits that were necessary, especially you took an unfinished space and converted it. If you sell your house, once title is done and the building dept does they're walk around they will issue a violation and in return you will not be able to sell until that violation is satisfied. More and more municipalities are cracking down on add one that we're never permitted

Maybe in NY. Our building dept doesn't "do a walk around" that can prevent you from selling a home.  And renters can't just not pay rent because you didn't pull a permit.
