For the last couple days I have been looking what my options are for my small motel that looks like a ghost town and found that the whole country qualify s for a emergency relief package through the SBA and am wondering if any one has submitted a application and what to expect from there experiences.I am also sharing a recording of the webinar I attended yesterday.

Some of you have never been through a crisis where your lender calls your loan due when you where current and had great cash flow and had all of the 5 cc of credit and want to believe everything is going to be OK in a short time.I hope it is!! There are a lot of other problems with our monetary polices in our county that every investor should be aware of.

Unless you are going to a closing with cash your lender still could back out or maybe you thought you where going to use that helock and your lender froze it.None of us know whats going to happen over the next six months just be ready for anything. PS KEEP SOME CASH IF YOUR BANK DECIDES ITS GOING TO CLOSE!!

When you say its a cash business the owner is going to give up the true value of the property unless they want to be the bank. The SBA would be lender that comes to mind first but if the owner is not recognizing the income on his taxes its going to be hard to finance through anyone.I have been running a business like you are describing for the last 20 years and have rented by the month with out having it rezoned.Take advantage of bigger pockets calculators to figure out its value.I have priced my motel at 12 cap rate because its a business. Apartments in my area are trading at 6 cap rate.You can look at my property in the market place in bigger pockets Cannon Falls.MN

You need to give more information there is no general rule.What does it cost to run this business its not passive.

I started out trying to wholesale property and what I learned is If my deal is this good I am going to close. if you can not figure out whats its worth pass.

I had a company ask me for a reference last year before my tenant gave notice and I just asked my tenant to sign something to the effect that they were looking at other property's.Its a win for every one.Turn over is not a bad thing.We have been raising rents and deposits on every turn over for the last 5 years.
