I own and operate a motel in Cannon Falls,MN for the last 20 years that I am going to be doing a 1031 exchange on  and would be interested in learning more about this hotel.I do not think it is being foreclosed on because of the sprinkler system its the cost of sprinkler system.Find out who controls it before it comes on the market and fix there problem.

I think this is great discussion.Most investors have never had a loan called due but if you have you will do your best to find out why and in my case it was the bank was in trouble, I had better credit than the bank.We all need credit lines there are lines that never can be called and can be as big as you decide you need.Most investors care more about the deal and do not look through there docs or understand what they are signing. 

If you have a thirty year mortgage the answer is not to pay it off  but have enough cash reserves to decide what you are going to do with it to make the best return.Investing is all about banking and very few understand it or they would be investing in Debt. 

Be your own Banker!!

Its not just about paying off a mortgage.Its about Banking most investors give banks free money.

Just pull up a bank statement and look what your average daily balance is?

My portfolio is all in Mn,My concerns is my basis is so low I am running out of deprecation and would like to do a 1031 into South Dakota.What I am saying is have your tax man run some numbers for you with a capital gain in South Dakota compared with Minnesota.

I would say it depends on what you are going to do in the future.For one property the easiest the to do is have your umbrella policy in place they are very inexpensive and you do not have to file a extra tax form every year.If you are worried about a number of other what ifs look into putting your property into a trust.Start going to some real estate meeting around the twin city's and just keep learning.

If you have to use a bank I suggest you do more than ask other investors.Do a credit check on the bank as you will become partners with them if you are investing in real estate,commercial lines of credit will be looked at every year and most likely have to be payed down to zero once a year.Banking

I have been managing a duplex in MN for the last 10 years  that only has one electrical service and divide it up 40% to each side and the owners pay 20% of the whole bill and give them copies of the bill,remember when you have a vacancy you will be paying for 4 services.
