My first thought is there are great tax benefits for investment property .If it is a property you are trying to make income off of I would not mind paying the extra tax.

If I had this question I would call my CPA.

My suggestion to every one that does not understand this concept and thinks its a gimmick to sell insurance should find some one that is actually doing it and build a relationship with there are infinite ways to build your warehouse of wealth this is just one of them.

Just look at the chart below… It shows the value of an account growing at 10% per year over 60 years.

I call this the “hockey stick” chart because the money grows slowly for several decades, then really picks up speed after about 40 years.

Hi Kevin,

The first step is to go to the city and find out if they will let you change the zoning and be prepared for stupid city's all over country are being run by people that do not understand owners rights they think its theirs to control .

This is whats happening in are community

It has been proven over the last couple of years that the city cannot support three lodging establishments. If this owner has the opportunity to sell his business to someone who can use it and benefit this town, I see no reason that the city should be so reluctant about allowing it into our community. The last thing Cannon Falls tax payers need is another building sitting empty or a lawsuit that even a member of our city council agrees would be justified in this circumstance.

I have put a couple of property's in forbearance after doing a little research and what I found is its going to depend on the bank if they choose to work with anyone that is in forbearance.As far as Freddy and Fannie may mortgages go they have put it out there the will not under wright  for 2 years . I have perfect credit and a 30 history of being a good risk and have had a couple of commercial loans called due. If you have short term notes you should be thinking ahead. Borrower beware of your banker!

Since you inherited the tenant and do not have pictures and a check in sheet I would just move on.I would have inspected the property as is before your closing. St Micheal is a great community get it ready for a new family that will love it like its theirs.

I will be the first to admit that I have probably spent 50k on mentors and courses in the last 35 years and do not regret it.35 years  ago we did not have bigger pockets or meetup groups and the internet to learn from.What I have learned is this is a people business.Help enough people get what the want and will be just fine.My relationships are worth more than my portfolio. YOU Will BE JUST FINE AS LONG AS YOU KEEP LEARNING!!
