He does not have to wholsale but the house needs work and all the agents that have been out are teling him all the work he needs to do. He had it under contract with a investor and the tried loballing him after he wasted a month with them.

We are going to do highest and best offer with no contingencies. I have contacted all of the agents on bigger pockets to let them no it will be having a look this weekend. One mans junk is another mans tresure.

I would just put it in my  whole life insurance contract and wait for my next opportunity.

I have run a 16 unit motel as a an owner/ operator in MN. for the last 23 years and it is a lot like being a milk farmer. I did SBA when we purchased and now we own the mortage through a life contract. It is a bussiness and not a passive real estate investment. I also own single family homes that have tripled invalue that same time. A motel is only worth what it makes to most investors.

 If you are a syndicator or a dish washer you will learn somthing on this event.

Hi Brent, Motel conversion is a hot topic all around the country right now and there are all kind of post about it in the forums you should set up your alert on the site.
