I have been using a helock for the last 10 years and what I have learned is money works all of the time.The question is is it working for you or the bank.Do you think a bank does not use your daily deposit's to make loans?The problem is paying off a mortgage early.Once you send that  extra principal payment it is gone forever out of your control.Ask some investors that lost property's back in the melt down if they wish they would of payed more principal back. We have never had such cheap money and you want to give it back?

There are company's out there making millions by teaching this strategy to the general public and I think its great but it is something we all should have been taught in grade school.I am not a math major but you either control money or some one else will.

Hi Ashley,

The first step is to try and turn your equity in to a heloc there are trillions of dollars in equity that just disappears with a change of our economy.Have it set up before something happens again. There are discussions on this web site for years about the best way to use them.You will see everyone has there own idea how to use them.search heloc payoff strategy. 

The best question you can ask yourself is my money working for me or the bank ?

Hi,

All of my property's are insured to a llc in MN.They will still need a name of a contact on the policy reach out to me and I can give you several brokers that I am using.

I have been a owner/operator of a small motel property for the last 20 years. A hotel or a motel is not the same thing as investing in real estate its a business.The value of it comes from the revenue it all depends on what you want to accomplish.My little motel gives me 10 times the revenue as same value as my single family homes of the same value.It also gives me the time to continue learning and net working.

I am at the point that I would like to put a manager in my property and my wife would just as soon sell it than have some one try and manage it.There is no one that cares more than a owner and it shows. I have stayed at 300 dollar a  night hotel that are filthy because some one did not care.

It does not take very long to ruin a reputation of a property and a long time to restore it.

3 acres 10000 sq foot bldg 16 room motel and a nice 3 bed living space has had great business for last 20 years and will for the next 20.Easy to run with just a husband and wife team.I will consider trades.There is plenty of land to build anything.I will split 2 acres off and sell just the motel for 800000.00 or 1 Million for everything.

Would consider partnering to develop the rest of the land

There is no magic.Do not pay off those great low interest rate loans!Its just doing what banks do making money work all of time,How many of you have escrow's for taxes and insurance just sitting in someone elses bank do nothing and paying high interest to the same bank for something else.

Its the first step in becoming your own banker.

I had a tenant like that once it is better to offer them there deposit back and move on to the next tenant.It will not end for them to request unreasonable repairs.  No matter how hard you try you just can not make everyone happy.

Most investor's have to store large amount of money somewhere and a helock is just one place to put it.I have had investors tell me they like escrow accounts to pay there taxes and insurance because they do not have to think about it.I would never have to look at another piece of rel estate again if I could store that capital for them.Look at your average daily balance on your accounts do you want that money working for you or the bank! Money has to reside somewhere I do not think paying off a 4% mortgage is the best place for it pm me and I will share what I have been doing with it for the last 8 years. You can take out the middle man.
