Looks like taxes were off. I added capital to put into the 2 bed to turn into a 3 bed. So CoC is a little bit lower, but cash flow is still 200+ per door.

Hey BPocketeers, 

I have a duplex for sale in Allentown PA and I have had a lot of showings, but agents are saying I have it over-priced. Although this is the normal line I thought I would run my numbers by you all and see what you thought. Copied is my BP calculator report on the property.

Hey gang, does anyone know how to get this thread to show up as an event in the events section? It’s appearing in the discussion but not as an event. Maybe it’s just my view because I created it? If anyone wants to try searching for it and let me know what you see that would be great! Thanks! JB.

Hey Paul! Your on to a great start! I work in Allentown and we are just launching a co-working space near some of the new construction in Allentown. It’s really excited, at least for a small town rural Pennsylvania guy like myself. Let me know if you want swing through and join us for our meet up on Wednesday!
