Bought a property in Ohio about 22k put about 25k in it. Sold it to a cash buyer about 10k under market value to profit 30+K. Sold it fast and was aggressive with price to get funds for other properties.

Tri-county HVAC in Middletown. They do mostly commercial but some residential. Good folks good work. I would look in kiryas joel in Monroe might find cheaper contractors.

The duplex has 2 bdrms in both units. Electric is separate. Gas and water is not. It actually has an old boiler in it also. Any idea cost on adding two separate furnaces? I'm going to take some pics get in contact with HVAC guy. Most of my Subs are out of Ohio. Would always appreciate any references for any phases of construction. Thank you once again and be blessed

I have rehabed 3 properties now. 2 hold 1 I sold. They have all been out of pocket. I'm talking to a lender about different loans. The property that I'm going after is a single family that I'm planning on turning into a triplex. So I was asking about 203k and homestyle Fannie Mae. The lender is telling me it's to many hoops to jump through with these packages. He's advising me to do conventional and take a loan on one of my other properties. Which are mortgage free to cover rehab cost. Than after rehab refinance. I was thinking of USDA but not sure with its a forclosure. Any advice on financing when it comes to dealing with banks?

I used zillow,Craigslist and Facebook marketplace. I was surprised how much traffic I got with the Facebook. Good tool to add.
