@Mike Stahlman, Listing seems like a great option for them here. Try to separate the emotional reaction to the agent commission from the math. Not only will they get to move on with their lives, putting a cash bleeding house behind them, but also put some cash in their pockets.

There are private lenders that specifically do buy and hold financing. The rates are going to be somewhere in the upper 5 to upper 7 percent range. Take a look through the BP Hard Money database and there may be a few in there. Since you already have a good portfolio you should be able to find someone to work with.
You May also want to upgrade to a Plus or Pro account so you can get in on the action in the Marketplace.
I'm currently transitioning my design business from the model where I'm the one guy that does mostly everything to a model where I'm hiring others to work in my business while I'm out there growing my business. I'd love to hear about how you and @Hewitt Tomlin managed to build yours.
