Thank @John Knisely.  I was referring to 3-4 months a rental time down the Jersey shore.  I will keep you in my contacts for when I plan on doing my first deal.  Thanks for the reply!

@Account Closed Thanks Matt.  Like I said I'll most likely be looking in Delaware and Chester counties.  Have you done any work in either?  I figure I'm about 1-2 months away form pulling the trigger on my first property.  Still have some homework to do.

I am new to all of this and I am beginning to try and figure out which type of properties I want to invest in.  I am contemplating on investing close to my house outside of Philadelphia in Delaware and Chester Counties or down the Jersey shore.  Any veterans have advice or insight on investing in vacation rentals that will only be active 3-4 months a year and vacant the other 8-9?

@Percy N. I'm just getting into all this but all the people I know that have properties always complain about the management end so I figured best bet is having a PM.  Is it difficult to find renters in Chester County?  I live in Delaware County and I just feel like it is going backwards instead of forward as far as value.  Again that is just a feeling I don't have hard numbers to prove either way.  I think I would like less headaches even if it means a little less cash flow.

Thanks Al. I'm still getting used to the fact that people rent in higher end areas. I guess I just always assumed renting was done in lower end areas. Not sure which area I want to dive into. Maybe a little bit of both someday.

First forum I've read and I'm glad I did. Im looking to start investing and was thinking DELCO (Interboro, Ridley) because I've read your first investment should be close but I see DELCO going downhill and wouldn't mind trying Chester county. I am wrong to think that there are more renters in DELCO than CHESCO though? I always thought finding renters in DELCO would b easier.
