Thanks for the response.  I'm with ya now on having my own agent.  The selling agent would most likely have the sell as their top priority, not me.

So Im looking to get my first property.  I asked on realtor.com to let me know if a pending deal fell through on a house.  The realtor texted me right back and said lets get you in to see the house.  Then he asked if I was working with a realtor.  I am not at this time because I am just getting into this.  I do have someone I know that is a realtor and I have asked a few quick questions but he has not shown me any properties.  Is it better to just use the listing realtor in this case or use the realtor I know?

@Jason D. Thanks Jason. I guess I was getting confused when I looked at the county assessor page as suggested on some of the webinars and they are in the $400-500 range.  School taxes where I'm looking are anywhere between $4,000 and $6,000

I have not seen discussion on school taxes on the videos I've watched about analyzing properties. Should this be something I add into the other expenses or property taxes when using the BRRRR or rental calculators?

@Matthew Olszak Thanks Matt.  Good info.  I have read that the competition for REOs is usually high which also jacks up the price higher than it should be.  All the "as is" and "buyer must order the use of occupancy"..etc criteria makes me hesitant to buy foreclosures.

@Chris K. My consideration came from the fact that you can get a new construction house in N. Wildwood and have the full year mortgage covered by renting out during the summer.  My thought was that it would be new construction so less hassle than you get from an older house, pretty much guaranteed to rent the whole summer and value at the shore is always on the rise.  Thanks for the advice though...I guess for the first house, doing something close to home would be better...

@Percy N. How many traditional mortgages can one person hold before you start getting turned down?  Guess it depends on your portfolio?...
