@Percy N. Thanks Percy.  Since posting this I realize that I should be using my own realtor to answer the questions I have in my best interest and not the best interest of the sale like the selling agent most likely would.

@Ian McKeown Ian I appreciate the lengthy response.  Sounds like I need to learn some more about using attorneys and title companies.  When I purchased my first 2 primary residences I didn't pay much attention to the whole process.  Regretting that now.

Thanks Joe.  I am learning fast from webinars and forums that realtor.com and similar sites are good to check out properties but that should definitely not be my only or main resource.
