@Jason Pritchard What piece of DM are you looking to automate? Creating lead list, mailing, tracking, answering calls, or all of it?
Here is what I do for each:
- Creating Lists - I have a VA or one of my employees pull the data. Depending on the data, they can scrub the data. If it's a new niche list that we are pulling, I will scrub the data
- Mailings - My investment company outsources to my DM company. The DM company sets up a campaign so I can set it and forget it. Mail goes out every week.
- Tracking - Everything is tracked in my CRM and Master Lead List
- Answering Calls - Either I answer or my acquisitions manager answers all the calls.
Personally, I would NOT outsource Scrubbing your list and Answering Calls unless you have someone that can do it better than you.

@Mike Taravella I would do a search for "direct mail lists" to get a better idea of what you should include. In this highly competitive market, absentee and equity lists are getting very low response rates. I would look into driving for dollars, tax liens, or building niche lists.

I would send at least 1,000 if you are doing absentees. That is a very saturated list to be mailing to so you want to make sure you have a good amount of leads. My thought is look at a different type of list to mail to.

Personally, I don't use postcards or yellow letters. Postcards get a low (<0.5%) response rate and yellow letters are used by most investors. I always seek an option that will get me to stand out from my competition.
I'm not sure what you mean about the list that you're pulling. What type of list are you trying to pull?

For direct mail you can pull lists from: listsource, public records, city hall, probate court, drive for dollars

@Teresa DelaMater If you're going to do them yourself, then branch away from yellow letters. Most investors are sending them so you have the opportunity to create a different looking mail piece that will stand out. Use a funky colors envelope and good stock paper. The small details that make it look more like a personal mailing instead of a form letter will help yours get noticed. I've tested this approach vs. the traditional route of yellow letters and they outperformed yellow letters by 26.7%.
