@Ray Lai You don't get returned mail with standard class.  Therefore, you will never know if your mail is being delivered to your prospects.  This is an issue for 2 reasons.

1) You will continue to spend money on those addresses throughout your campaign even though they aren't going to anyone.

2) You won't be able to skip trace the returned mail to find where those prospects really live.

To reduce the cost, investors will use first class postcards before they continue with letters.

@Carter Crowley as @Ray Lai mentioned, most DM companies can fulfill your mailings using your templates.

@Ray Lai are you recommending he uses standard mail?  If so, why other than the lower cost?  There are 2 huge benefits to first class which most people prefer once they have an understanding of them.

I agree with @Ray Lai.  An excel spreadsheet will more than suffice for what you're looking for.  I'm happy to send you my spreadsheet if you'd like.  Just PM me.

I completely agree with @Braden Smith.  Look at using a mailer that will get noticed and stand out from all the yellow letters that are being sent.

Not Getting the Results that you want from Direct Mail?

In Today's competitive Real Estate market you need to make sure your Direct Mail is as Effective as possible. Unfortunately, most investors don't spend the time on this and end up relying on what others are doing. The result is inferior response rates.

By eliminating each of the 10 Reasons described in this Ebook, we GUARANTEE that you'll get better response rates. Don't believe us? We've created products and campaigns that are proven to be 26.7% MORE EFFECTIVE than other yellow letters / generic mailer products.

@Samantha Maloney welcome to BP!  I agree with Ken.  Because so many people are sending yellow letters, they are not as effective as they once were.  If you want to send direct mail, make sure you use a product that will get noticed.  But even before doing that, make sure you are mailing to a good list.  DM is competitive so a good list, unique mailers and consistency is key.

@Luiz Souza I agree with @Jerry Puckett.  Regardless of what marketing approach you take, you will find competition.  The trick with direct mail is that anyone can do it but only few do it correctly.  If you take the time to set up your campaign correctly, then you will see good results over time.  DM is by far my best lead source but that didn't happen overnight.  I'm not sure how many times you've mailed out or what lead list you're using but track your results and change things up.  I can tell you if you're mailing to the same list and using the same mailpieces as your competition, don't expect amazing results.  Find ways to mail to niche lists and make yourself stand out from the competition.
