I haven't seen a need to do any more than present these benefits.

"You can sell your property without paying commissions"

"You can close on any day"

"You don't have to pay closing costs"

"You don't have to make any home repairs"

"You don't need to worry about the Buyer backing out because of financing issues"

Got it.  I would write down everything that is important to you and everything that bothers you with Podio & Realeflow.  Take that info and call a bunch of CRM providers to make sure they can do what you want.  It takes time to find a good solution.

Good luck!

I agree with @Joel Owens.  To add a couple comments though:

Postcards get a lower response rate than letters.  Generally 0.5% vs. 3%+.

Who were you mailing to?  Creating a high quality lead list is very important to ensure a successful campaign.  Don't use the traditional absentee and equity owners.  Everyone is hitting those people.

Try letters instead of postcards.  Don't use the typical mailer as Joel mentioned.  Use something that will stand out.

@Candice Brown I would recommend doing the DM yourself until you can expand your budget. Once you get to a point where you no longer have time to do it yourself and you have a larger budget, then you should start looking to outsource.

@Braden Smith Excel may work just fine for you.  How many mailers are you sending out and how many leads are you working at any one time?  If you're just starting out, a CRM is likely not necessary.  I am using a combination of Excel (to house my lead list) and Zoho to record leads, track properties, create reminders, etc.

I would say that it really depends on what you need the CRM for and how much you want to spend.  If you have some time to put into building your own CRM, then Zoho, Podio, and Hubspot may be fine for you at a really low cost.
