I look at a mail piece keeping 2 things in mind.  1) how effective is it 2) how will the prospect perceive my mailings.

1) this is obvious.  You want to elicit more calls from your mailers.

2) in my opinion, postcards can look more like junk mail.  Some letters, however, can provide a much more personal or professional impression with your sellers.  I beleive this helps with brand building.

Don't get me wrong, I know some people that send only postcards (but they send 20K+ month) and they are getting deals.  However, I have a lot of people that call me first because they like my letters.

@Ray Lai As long as his contract states that he's buying with "clear and marketable title", the liens will fall out during the attorney's title search.  If you are buying a property at a price above the loan amount and the closing date is after the auction date, the seller can submit the contract to the bank to get an extension so they don't auction the house.  Even if you are buying below the loan amount, the bank could still hold off the mortgage if there is a reasonable short sale situation.

@Jonathan Batson Yes, the homeowner still has the right to sell up until the Auction date.  Keep in mind when sending direct mail to these prospects that you know how far they are from their auction date so you can plan out the campaign properly.

@Dalton Osmanski Listsource is the largest data provider where many REI pull their lists. The cost is generally around 0.10-0.14/lead. However, if you pull from Listsource, you will be competing with a lot of other investors so you should pull a bigger list (min. 1,000/leads). However, if you go the more difficult route and pull by doing a public records requests at town offices or driving for dollars, you can start with a smaller list because you won't be competing with as many people.

Keep in mind DM is a numbers game so having a bigger list will result in a higher likelihood of getting a deal faster.  When planning for DM, budget for at least 6 months of mailings to build momentum and to at least get out 5-6 mailers to each prospect.

@Scott Jordan I agree with Ray.  Creating a list from external sources like Driving for Dollars, Tax Liens, etc. is a better approach than just pulling from Listsource.  Generally, the more difficult a list is to pull, the less competition you'll be up against.

How many postcards are you looking to mail?  In my experience, postcards are good when you're mailing to a large list (10k+) or you're testing out a new mailing list.  Otherwise, letters seem to perform better in most markets.
