@Harry D Johnsonhow have you communicated previously? 

I've done counter offers via text and email with other agents (they initiate) but never an initial offer with a homeowner. I prefer to do it over them phone or in person-you can learn so much from tone of voice and body language.

Hey @Mindy Jensen I am right next door in Orland Park, and work in Tinley quite a bit. 105% is very common. Sellers usually agree...unless it's an REO.

Hi @Jacqueline Carrington. Does your MLS provide anything like Infosparks?

It is a great tool to learn what the market is doing and you can go back 5 years I believe. My MLS provides it but not all do-check it out.

Hey @Jake Wenbournethis should be pretty easy. 

Let them know you are acting as their agent first and only but you have contracting experience. 

You can also get something in writing that says you are basing your opinion on a walkthrough and your client should get actual quotes from a licensed contractor during the inspection period. 

And I agree about keeping them separate.

Ask yourself why do people say they "pay cash"? I think it does two things for the seller. 1. It implies to them that you can close the deal without worrying about financing falling through, condition etc. 2. It also implies that it will happen quickly. Maybe I'm missing something but those seem to be the two main reasons from my point of view.

So, how do you get those two points across without saying that you buy for cash if in fact you are not?

"I don't need a traditional loan to buy your home so don't worry about..."

"Closings for most transactions take x days in our market, but I can close in only y days"

Etc, etc

Hey there @Ivan Lopez!

I would not say it if you're not buying cash. Focus on what you are doing but more importantly how it benefits the seller. Something like "I can close in x days" or "I've helped x other families in the area when they needed to sell quickly".

If you really have the solution to the problem-that's what matters IMO.
