Hi @Catherine Dickerson. I know many people that do really well investing in the Joliet area (I'm from there originally). 

The Amazon warehouse and it's jobs should be good for the local rental market too. Good luck in whatever way you decide to go!

Hey @Bryan Blancke. Check out 99 designs, there is a BP power pack available here. I've heard of some people using fiverr for logo design as well.

Hi There!

The next Chicago South meetup is 2/2 in Orland Park. They're now the first Tuesday of the month. You can reply on this thread or join the meetup group.

These are designed to be 100% networking. We'll have a brief introduction at the beginning and plan on ending the meeting at 8:30-9:00. Everyone from all parts of the business and all levels of experience are invited. The goal is for people to connect and network so we can all do more deals. :)

Hey there @Account Closed. 

Help w marketing dollars and listing bonus' are good ideas, but shouldn't be necessary on every deal. 

If you can do anything that will help save time that would be a huge win for a busy agent. Also making your loyalty and desire to build a profitable long term relationship known early and often should go a long way. 

My best clients do small things like a good bottle of wine or a nice dinner out for  job well done. Conversely I do similar for them because they help my business too. It becomes more of a friendly gesture but is never an expected thing.

Hi @Lysa T. there is a monthly meetup in Orland Park the first Tuesday of the month. I post them in the Event's section- you can find the latest one here.

We've been getting together 6 months or so, and I really look forward to seeing the group grow.

That agent is going to get the 3% for the listing side. You came to them seeking representation and you got it and HUD plans on paying both sides.

It's also not as easy as just "picking up a commission". HUD deals can be a PIA, especially on the first few as an agent. Nothing fishy at all, but next time I'd have a buyers agent that has done HUD deals.
