Well in that case @Account Closed I would take some time to try and get the homeowners expectations right first. Offer to be of help and remind her of the benefits of a short sale vs foreclosure-that's what is in it for her. Prepare her for the process so she understands how it will work.
I would also try and find out if she is motivated or curious? Conversations that get her to talk and think about next steps, why she would want to move etc will help.

Some ideas for activities-
Go meet and build rapport quickly with strangers
Network without being spammy
Sales skills-sell something people think is a total commodity they can get anywhere. And cheaply
Set strict times for whatever you do. Timeliness and time management are challenges for lots of people in this biz
Make yourself follow up. On everything.

People crack me up asking "what's in it for me" when they're 6 mos behind and the house needs a total rehab to be rent ready. It's a good time to ask politely why she thinks the bank will give her 15-20k cash, let her sell her home for less than she owes while living there for free. Where do I sign up for that deal?!?
Are many short sales even being approved in your area? They a far and few between around here these days. The ones that do go, move sloooower than they used to.
I'd move on as it could be a big time suck for nothing.

Great, well the you want to know who can help you learn the business. Be as specific as possible with what you really want to learn. What kind of training do you have for CMA, lead gen, investing, transaction coordination etc.
What kind of marketing support do you offer? This can be helpful when you are deciding on types of marketing to do. Will they pick up some of the cost or help in design etc.
Also ask what kind of support they have when you have a question, because you will have questions. Can you text a trainer and expect a response in a reasonable amount of time? Do you need to email the broker who may be out in the field or wait till the next meeting? Having these questions answered would be the most important to me, so I can have the right expectations.
A good office culture can really set you on the right path in this business even though you may not be there forever.
