Hey there @John K.!

Short answer is no. Your license is w the state, so you can practice anywhere in NY. Being a member of the board, MLS etc may be different. Check with them to find what areas/counties they cover. If it is the other side of the state for instance it may not be feasible for you to work that deal or properly serve your client. In that case it's important to have a network of fellow agents that you can work out a referral agreement with.

Regarding research it should be pretty easy to determine what the market is like in a local area to see if it matches what you want to work in. I think a place where you know and can network with the most people should be at the top of the list.

Welcome @Quinn Crow! Besides show you the under valued properties what do you need the agent to do and what do you bring to the table?

Most agents that work with investors have buyers if/when they come across a good deal in the MLS so that likely won't help them.

Hey there @Eric Neal. It doesn't look to be a good rental. Besides what you've noted, taxes, insurance, turnover could make it really bad. Why did you decide to buy it? It looks like you knew it may be hard to sell, and lose money renting it out.

To me it's a very valid concern. Another thing to consider is quality if tenant vs bigger units. Typically people will stay longer in 2+ br units vs 1br and tend to be better tenants. This could be market dependent but is a pretty good rule of thumb IMO.

What type of area is it in etc? Do you network with any local investors you can ask about turnover etc?

Hey there @Cody Gentry. Be careful. Depending on what you're doing they can take months of nurturing to convert. 

Also, (at least in my market) advertising has changed in the last year or so. It went from "who can generate leads on FB?" to "how do I convert or stand ut amongst all the advertising on FB?". 

What type of advertising/marketing were you planning on?

The next Chicago South meetup is 3/1 in Orland Park. They're now the first Tuesday of the month. You can reply on this thread or join the meetup group.
