We're looking to buy our next property and wanted to know if mortgage brokers are a good idea. The 2 of us have very demanding/time consuming jobs (that we plan to get away from, thanks to BP) and dont have the time to go from bank to bank finding the best rates.  

We only have a mortgage on our primary home, and plan to put down 20% on the next investment property we find.  

Would you use a mortgage broker?  Does anyone know of any good ones in Central Florida?

Good advice.  We went into this place thinking we were going to flip, then decided its much better to rent.  budget is 25k, but can go up to 30k.  We purchased the home for $50k cash.  

Steven Picker, we never planned to leave bad flooring, we would cover the bedrooms with carpet and tile the kitchen (I cant refinish wood floors myself, but I can tile if need be).

My job currently requires long hours that absolutely prohibit me from standing at home depot or lowes at that hour, at least during the week.

We're a few weeks in to our first investment property, and not much work has been done (besides the demo we did ourselves).  Id like to find a well rounded GC/handyman that can take care of 90%+ of the work we're looking to have done.  So far, my other leads havent panned out all that well (takes waaay to long to respond, no call/no show, etc).  If anyone knows a good GC/handyman that has fair prices in the Orlando area (Debary), would you mind sharing their contact info?

We recently paid cash for an REO in Debary Fl (just outside Orlando). We've decided that it would make more sense for us to rent it vs flip it. The question now becomes "how to we fix it up?". For example, we originally thought we would refinish 700+ sq ft of hardwood floors (some are in bad shape, but salvageable). The cost came in anywhere between $2100-$2500. I dont know if its worth putting that kind of money into a floor and then having renters. Another 300 sq ft room has wood paneling, but no drywall behind it....is it worth it to add sheetrock and rent? The ARV would be somewhere around $100-$109k, and similar homes rent for $1000-$1100/mo.

How much work do you guys put into rentals vs flips?

I'm flipping a sfh in debary,  and am also looking for a good,  affordable gc.  Might you be able to send me your contacts information also?

how did your gc do in Deltona?  We're doing one in debary, and could use a good gc.
