Also, when you say "the attorney" is this your attorney who's job it is to look out for you? Because a claim on title should not matter if it's family or not.

I would request that your title insurance be for the ARV, not just the purchase price. May cost just $100 extra for peace of mind; if this other person actually has a legit claim to title, you won't be out the reno costs. Or negotiate this extra cost to be paid by the seller.

Wow. Well at least if you talk to an attorney, make sure you get one that handles security deposit issues all the time in Cook County. Otherwise you'll just get more bad advice.

Argh, to bad you hadn't asked us instead of the realtor who I assume was trying to get their commission for getting it rented? Did this realtor also suggest the 10k security deposit without warning you of the Chicago laws on security deposits?

Showmojo (Rently competitor) has notified us of more issues occuring with self showings in the past year. I believe this year we will be implementing a camera alarm system as well, probably Simplisafe.

You should speak to a lawyer to see if you have established an equitable interest in the home. Let us know what the lawyer says.

The damage is that you broke your lease early. Unless for some reason prohibited by law in your area, that is legal.

Still proceed with the eviction while you know the tenant and/or their stuff is in there. Check the laws in your state for abandonment, that will help if the tenant does move out the day before the hearing. In our state (Illinois) if someone abandons you don't need to evict. In our case, all their stuff was out and the had stopped utility billing in their name so we declared abandoned and took property back.

If you don't want them at your house, In the future don't put your home address on the lease. PO Box or UPS store box.
