W9, and check gets written to the brokerage, not the agent, at least that is how it works in Illinois. And in my mls listings I say we don't pay until the tenant takes possession. I assume you screened the tenant, not this agent??? I have seen a lot of agents lie and do anything to place their client to get their commission.

Our criteria says if they have a disallowed pet, or if they said they had a disallowed pet and are giving it away, they are denied. We have enforced that a few times.

Also, I just looked at a summary if the law in Colorado, if a home was built before a certain date and not sold or transfered it isn't required. new construction must have it.

Jon Holdman I wasn't clear, they are not required in hotels in Colorado, I think only like 13 states require them in hotels. Seems ridiculous.

Wow, that doesn't happen in our area. But I did have an assessor leave a door hanger wanting to see the inside of the house after pulling HVAC permits shortly after purchase. Ignored and two years later no new request.

Yes, required in our state. I only recently learned it's not in other states which blows my mind, I spend a few weeks traveling out west (Colorado, Utah, etc) to ski every winter and plan to pack a CO detector now. Ridiculous it's not required in states that have winter.

I had a tenant try to ask for that. I said,"If you have allergies, why are you living in a fully carpeted house with two shedding dogs?" I told him to get a HEPA air cleaner. He did and said it helped and they renewed the least the following year.
