For the work you are doing, the request is ridiculous. I would just say" My contractor is qualified to do this work"

Do you have a attorney you plan to use for the closing? I would be asking that lawyer how offers and counters work, technically that's legal advice which should not come from an agent. I have run across to many agents who are clueless with how the contract works.

Has never happened to us. And when someone tells me that they have to move because their landlord is selling...it's a red flag.

We had a tenant complain the dryer wasn't working. Since we had just had the dryer vent line cleaned, and we knew the dryer was ten years old, we just replaced the dryer with no investigation. Once we started having other issues with her we checked her Facebook and saw her complaining that the new dryer didn't work well either. Next three tenants had no complaints!

In my rental license cities, only bedrooms can be used as bedrooms.
