Hey Lucas I would suggest looking into the company padsplit. A lot of my clients have become hooked onto it. It's here in Georgia they take a regular home turn common areas into a bedroom and rent them out separately. Most of my client make 5k+ every 3 months per home. The company manages the property for you and in turn, you split the profit with them. It allows you to stay in a single family price range but get the benefits of multifamily.

Hello, pragati as an agent. I just did a quick check of the Athens market on the fmls. I could only find 1 property in the 75k range. The few properties that are on the market up there are  between100k to 200k. Also, have you decided on what method you will be using to invest in properties. If you want to focus on housing for college students I would suggest the westside of Atlanta. the properties are rougher as well as the area but you are more likely to find something in your price range.

Also depends on the grade of the house. For example is it a C property or an A property. considering its a 3/1 I would probably change the carpet now so that its easier to find a renter.

Hey stephen quick question do you have a crew that will be doing the rehab work or will you be subcontracting all of the work out.

@Maugno M. That was a great investment and now that you did it with him you understand how plumbing works so it will save you in the future. Plumbing is mostly labor its not a technical skill if your not using copper.

@Soh Tanakaundefined hey yea 2 were 3 min from each other in a bad area and the 3rd was in a run down area all they took was the fridge.

Hey barry I can tell you as a real estate agent and contract I charge a fee for my knowledge. For example If I go to evaluate a house an investor is considering buying I will do a Trip charge. If a new investor needs help learning what to look for in a house I can do a live skype session and point things our for $80. simple questions I answer for free more in depth problems I will talk someone through it and charge a consultation fee. It doesn't have to be a lot of money because for me its more about the networking and getting a another potential client by flexing my knowledge and experience.

Replacing the lines will have absolutely no value to the appraisal. However if you plane on keeping it long term I would definitely replace everything it will save you a headache in the long term and a possible lawsuit. Galvanized pipes will have lead in the water thats not a good idea when you have tenants. Also like every one stated new pipes means better pressure which is always a good thing.
