I would also recommend raising the rents.   The next play would be to refinance and reinvest.  I'm my opinion  it's a very hot market in Cape Coral for rentals at this moment, not as hot for sales.

what are other expenses?  I.e. Lawn care, utilities.  What's the Net Operating Income?

Cape Cora, FL has been experiencing a steady rejuvenation.  Although currently it seems to me that the rents are too inflated, creeping closely to the affordable home mortgage payment value.  The cap rates are also a bit low on the open market.

I received some advise from my banker today.  I though I'll share it here and maybe get some feedback.  I have asked him what cap rate to use when putting offers in on 5+ units multifamily in the Cape Coral, Fort Myers area of Florida.  This question was in relation to the Banks ability to finance those purchases.  This is a part of his answer.

"I think conservatively 10% is a good cap rate to use. It is conservative, but a catch all analysis if the market takes a down turn again. I think you realistically need to shock (reduce your total gross rental income) by 5%, 10%, and 20% to see if it will cash flow on the down side. Then, I would make offers based on the median of this analysis."

yes I did.  preferred community bank.  Todd Rineheart (239) 573-9433 ext 227. Exceptional service.  I already re-fied 3 duplexes with them, bought another 3 and in the process of re-financing another one.  They are out of Cape Coral FL

Hi Alfonso,

I invest in South West Florida but I run a Home Improvement company in Staten Island.  Staten Island seems to be a tough market to get into with all of the usual suspects (Big Builders) snatching a lot off good deals before they hit the market.  Are you planning on doing any Marketing to get deals?

They all have septic tanks.  Like you said they just have some more time.
