Hi Simon, 

I invest in duplexes in Lehigh Acres. Focus on the West side of Lehigh, because the rents are higher. And ofcourse beware of Chinese DryWall as Brit mentioned. Crucial!! But you could use that to your advantage if you have a team in place that could renovate. I'm currently waiting to close on a Chinese Drywall short sale @ $55K matching my criteria of 3/2 with a garage. The renovation should be about $30K, with rent income in that area around $700/$800 per door. The duplex prices of the MLS have crept up a bit in the last 6-8 months. 8 months ago I was paying approx $80K, now they are in the $120-$130 range. At the current price the cash/cash and the ROI doesn't make much sense. I want to create some relationships with wholesalers to try to get some deals that way. Also, looking at SFR, because those you can still get relatively cheap.

Hi All,

I have 5 duplexes in Lehigh Acres Florida. Would anyone be able to recommend a bank that does Portfolio Re-Fi's and that is underwriting the loans themselves? And does it have to be a Florida based institution or could I ask around in other states as well?

Hi, I'm i retested to know how you have made out on this deal in retrospect. I'm currently investing in Cape Coral / Lehigh Acres, and am interested in other peoples experience in this area.

Hello,

At the end of 2013 I've purchased 4 duplexes free and clear.

1 of 4 with capital invested $95,000, the other 3 with $125,000 invested.

Current market value is approx $130/135K. These properties are in South West Florida.

My question is how long should I wait to refinance these properties. Which strategy would be more common: to hold for 2/3 years and collect $1,000 on each per month or to re-fi in the next 4 months and keep that money working.

Please let me know if I'm missing any info to help with the evaluation.

I deal in Cape Coral area of south west Florida and my deals range from $100k to $250k and my closing costs are around 7-10%
