@Ryan Perkins, this will be my second. I've worked with other investors but none from Eagle Mountain or Saratoga. I'm planning to attend some of the REIA meetups to see which will be the best fit. Let me know if you want the info for that or PM me and we can do lunch sometime.

@Alan Walker, you should be able to get that info with this link: http://slco.org/assessor/

Once you are there, click on the "Parcel Search" link on the top left of that page.  Enter the name of the owner, parcel ID number or address for the property.  Select the property from the results shown.  Then, on the left side under "Resource Links" click on "Property Tax Information" and it should give you all of the tax information for that particular property.

I hope this helps.

@David Cline congrats on buying your first duplex.  That's awesome!  My experience has been really similar here.

@Aaron Ormiston welcome to Bigger Pockets! It sounds like you have some great goals and the mean to get started. The podcasts on BP are very informative and you can browse by title to find which ones will be the most helpful. You can still find deals to flip in Utah County, but it's more rare to find them on the MLS or national websites in this market.

A couple of my friends just did their first two flips in Ogden because the margin between the purchase price and ARV was much greater there than what we could find nearby. They were commuting there everyday from Salt Lake to work on it, so that's another thing to consider. It would be quite the drive from Provo unless you hired most of the work out.

For a flip, I think it's ok if it's not in your backyard, but I agree with @Tim Mellor, that if you plan to hold on to it, it's better to find something close by even if it is a little more work initially.  It will allow you to have a more hands on experience not only in the remodel, but by being the landlord afterwards.  Even if you plan to have all of your properties managed in the future, it's great to have that experience and understand what to expect from a property management company in the future.

Welcome to Bigger Pockets @Alan Walker. I think that you are starting in the right place. This site full of great information that will give you insight and help answer quesitions that come up. I have found that the podcasts are great to listen to when I'm driving. You may want to check out the local REIA on Google or meetup.com. There is more than one to choose from in your area, so I would attend a few meetings and see which on is the best fit. Good luck and I hope that you have a ton of success!

Welcome to Bigger Pockets @Grant Hibbert.  Just having some goals in place and making them known puts you ahead of alot of people that never take that step.  I like the idea for your first investment.  Since a lot of the students move home for summer or only live in one place for a short time, renting to recent graduates in the area is another good idea and has worked out well for one of my friends in Orem.  He cash flows over $1,000/month on his first purchase by renting each room out to a single guy.   @Zack Adams, let me know if you guys ever decide to do lunch.  I'm always up for bouncing ideas around and meeting new people here in the Lehi area.

@Ryan Perkins welcome to Bigger Pockets! I live in Eagle Mountain as well (The Ranches) and purchased our home just a couple of years ago on a foreclosure auction. I think that you're right when you say that this area will keep growing like crazy. Even though I have about $100k of equity in this home already, my plan is to rent it out and cash flow when we move to our next home. Just in case I need to tap into that equity for another deal, I set up a HELOC so that I can access it quickly if needed. Good luck to you, it's great to see another investor from this area.

Welcome to BiggerPocktes @Megan Utley.  @Steven Mecke gave great advice on listening to the podcasts that appeal to you.  I listen to them when I'm driving or at the gym and they have been great source for learning a variety of strategies and approaches.  If you want to get more hands on experience, you can attend a local meet up.  BP has some of them listed here, or you can just do a REIA search online.
