@John Tucker There's always opportunities to help people in chaos. Perhaps, there may be families looking to liquidate for top dollar OR investors looking to purchase for bottom dollar. I do agree with the other 2 in saying that waiting it out and catching up and have conversations with investors on and off

Banks require it for the loan, unless your buying it cash then you don't need it but it just gives you assurance if your home value

If YOU are comfortable with the numbers and have ensures all the numbers are in there, do what it takes and get it.
Credit can get better and you can always refinance but don't lose the opportunity in front of you. Opportunities don't come and go based you credit. Reach out to me if you need any help
